What a backyard home actually does to your rental yield

The pitch for a backyard home is usually reduced to a single number — added weekly rent — without accounting for the cost of getting there. Here's the fuller picture, using our current fixed-price packages as the baseline.

On a standard $180,000–$240,000 build, most Melbourne metro suburbs support weekly rents between $420 and $520 for a well-specified two-bedroom dwelling. That's before accounting for any uplift to the value of the existing dwelling on resale.

The build cost matters less than the certainty of it. A fixed-price contract means the yield calculation you do before signing is the one that still holds after handover — which is the entire reason we don't offer cost-plus contracts.
